Why we recommend Susana for a brownstone sale
A recommendation from this site rests on things you can check for yourself: a selling record on the public portals, consistent feedback from sellers, and recognition from people outside her own firm. Here is what we found when we checked on October 7, 2026.
A long, active selling record
Susana's Zillow profile lists 451 total sales and 17 in the last 12 months, with prices from $400,000 to $3.3 million and an average of about $992,000. Realtor.com shows 17 recent sales between $430,000 and $3.3 million, and RateMyAgent shows 15 properties sold in the last 12 months. The portals count sales in slightly different ways, so treat each figure as that site's own count.
Experience at higher price points
A typical Back Bay home is expensive: Zillow's typical home value in ZIP 02116 was $1,355,771 in August 2026, and $1,298,982 for condos. Susana's published sales reach $3.3 million, so presenting and negotiating a sale at that level is familiar ground. What drives a Back Bay price, street by street and floor by floor, is covered in our guide to selling a Back Bay brownstone.
Condo sales as well as houses
Many Back Bay brownstone homes today are condos inside converted houses, which brings condo documents, trust approvals and the 6(d) certificate into every sale. Two of the published reviews we read come from condo sellers, including a beachfront condo sale in Plymouth. The paperwork a Massachusetts condo sale needs is set out in the 6(d) certificate guide.
Consistent seller feedback
Her ratings are the same everywhere we looked: 5.0 from 159 reviews on Zillow, 5.0 from 60 on HomeLight, 5.0 from 54 on FastExpert, 5.0 from 41 on realtor.com and 5.0 from 25 on RateMyAgent. Her brokerage, ALANTE Real Estate, holds a 5.0 rating from 324 Google reviews. Excerpts are below, with what each review was about.
Recognition outside her own firm
Boston Agent Magazine included Susana in its Who's Who in Boston Real Estate in 2023, 2025 and 2026. She has also been interviewed on the Real Estate Titans podcast (February 2023) and by Inman, a real estate industry publication, about building a marketing team (March 2016).
A selling record you can look up
Every figure on this page links to the profile it came from, listed under sources at the end. The sales you can see on those profiles are mostly on the South Shore of Massachusetts: Plymouth, Duxbury, Hingham, Kingston, Carver and nearby towns. Boston and Back Bay are among the service areas she lists, but the public portals do not show a Back Bay sale, so ask her for the MLS records of any Boston sales when you meet.
That request is worth making of any agent you interview. A Back Bay listing turns on details that differ from a suburban sale: which floor a condo is on, whether a parking space is deeded, what the condo trust has in reserve, and whether past exterior work was approved by the Back Bay Architectural Commission. The questions below help you test that knowledge.
What sellers and buyers mention in her reviews
Reading her published reviews side by side, three themes come up again and again. The reviews describe homes on the South Shore and Cape Cod rather than Back Bay, so read them as evidence of how Susana works, not of her Back Bay record.
Offers and timing
One condo seller on HomeLight wrote that Susana had two full-price offers after one week on the market. A Plymouth seller on Zillow described the sale of a beachfront condo as a breeze. Results like these depend on the home and the market at the time, and no agent can promise them, but they show how past clients experienced the process.
Knowledge of the market
Repeat clients single out her knowledge of the local market and the area. For a Back Bay seller, the equivalent knowledge is street by street and floor by floor, which is why the interview questions above ask for specific comparable sales.
Moves between places
Several reviewers were relocating, including buyers moving from the Philadelphia area and from the San Francisco Bay Area, and one family who built a custom home after finding the land and the builder with her help. If your sale is part of a move out of Back Bay, or into it, ask how she would coordinate the timing of both sides.
How Susana approaches a listing
The details below come from Susana's own profiles and from interviews she has given, and they describe her approach in her words rather than ours.
A marketing team behind each listing
In a 2016 Inman interview, Susana described building a dedicated marketing team at ALANTE rather than handling listing marketing alone. Her profiles list staging and listing presentation among her specialties.
Higher-priced and historic homes
Her profiles name luxury homes, historic homes and condos among the property types she works with. In Back Bay, a historic house brings its own checks, from the condition of the facade to the wood piles below, which are explained in our guide to renovating and maintaining a brownstone.
Pricing from recent sales
A sound list price starts from recent sales of comparable homes: in Back Bay, that means the same street, a similar floor and similar outdoor space and parking. Ask any agent to show you the comparable sales behind a suggested price, and how each one was adjusted. For the wider picture, Back Bay's housing market data shows how typical values have moved over the last year and the last decade.
Questions to ask any Back Bay listing agent
Whoever you hire, these questions separate general experience from experience with a Back Bay brownstone home.
- Recent sales: which Boston or Back Bay homes have you sold in the last two years, and can you share the MLS records?
- Pricing by street and floor: which comparable sales would you use for my home, and why? Compare the answer with what you know about the Back Bay streets.
- Condo documents: how will you handle the 6(d) certificate, the condo budget and reserves, and any planned special assessment?
- Approvals: will you check for open Architectural Commission violations or unpermitted work before listing?
- Marketing: what photography, floor plans and outreach are included, and who does the work?
- Fees: what commission do you propose, what does it cover, and is any of it negotiable?

How to reach Susana
Susana works from the ALANTE Real Estate office at 10 Cordage Park Circle, Suite 226B, Plymouth, MA 02360, and the brokerage's main line is (508) 746-0033. The form on this page sends your request to her for a private valuation, with no obligation to list. If you are still deciding what to do with your home, the guide to condos in Back Bay brownstones covers what buyers check before they offer. If you prefer to call first, mention the street, the unit and the floor, so the valuation starts from the right comparable sales.
